How it works
SDLT applies marginally by band: 0% to £125k, 2% to £250k, 5% to £925k, 10% to £1.5m, 12% aboveFrequently Asked Questions
How much stamp duty will I pay?
SDLT is marginal like income tax: on a £400,000 home a standard buyer pays 0% on the first £125,000, 2% on the next £125,000 (£2,500) and 5% on the remaining £150,000 (£7,500) — £10,000 total.
Do first-time buyers pay stamp duty?
First-time buyers pay nothing up to £300,000 and 5% on the portion to £500,000; above £500,000 the relief disappears entirely and standard rates apply to the whole price.
What is the additional property surcharge?
Buying a second home or buy-to-let adds a 5% surcharge on every band, including the otherwise 0% band. Scotland (LBTT) and Wales (LTT) use different systems — this calculator covers England & Northern Ireland. Verify current bands at gov.uk, as they change at Budgets.
