How much down payment do I need for a house?
Conventional loans go as low as 3–5% down, FHA 3.5%, VA/USDA 0% for eligible buyers. 20% avoids private mortgage insurance (PMI), which typically costs 0.3–1.5% of the loan per year.
Is 20% down always best?
Not necessarily — if saving to 20% takes years while prices and rents rise, buying sooner with PMI can win. PMI also drops off automatically at 22% equity on conventional loans.
What other cash do I need at closing?
Closing costs add roughly 2–5% of the price on top of the down payment, plus moving costs and an emergency cushion.
